This is fun. On Tuesday morning I got a call from a Realtor saying they were showing my house on Wednesday at 1pm. The house I just signed a year lease on and moved into ONE MONTH ago. WTF? Landlord never said the house was for sale.

I get home from work around 11:30 Tuesday night and my dog is freaking the hell out. Someone was in my house without my knowlege. All the interior doors were open, all the blinds were wide open, all the lights were on. WTFingF?!

Landlord is dodging me. If I can’t meet him Friday with another early rent payment I’m contacting counsel. This is crap.

Better read your lease over. I reserve the right to show my rental for 30 days prior to the current lease expiration (if the current tenant didn’t renew). That’s pretty standard. He shouldn’t be showing the house to other people this early, but he may of reserved to right to end the lease if there’s a buyer.

Nope. I have it at work right now and there’s no wording in respect to that. Even the Realtor was confused.

In Illinois there is 24 hour notice required. In the lease or not. Entry without notice is verboten. Unless there’s an obvious emergency.

This guy is a bit of a slumlord in the Dubuque area though so I may need legal assistance no matter what.

I think you should be safe in the long run. Though it may be a bit of work to get there. You’re on the right track with giving it a few days before seeking counsel, though it wouldn’t hurt to start shopping around.

Thanks! I love Colin, loved Scrubs and work in a Hospital. It seemed fitting.

I’m not freaking out yet but I will be looking this weekend. And I will be looking for all of my deposit money back.

What?

A land lord can just let themselves in over there?

Here they need to ask or give you 24 hours notice that they wish to enter the property or unless there is something serious such as a water or gas leak.

Also a landlord is legally required to inform you or his intention to sell the property.

When we moved to Florida, after a few months, the house we were renting went into foreclosure. When we moved here to SC, the first house we rented, went into foreclosure 2 months after we arrived. In both cases, we lived there a year, and both cases we got reduced rent. There is a strong chance that somewhere on your agreement there is a clause stating that you have at least x amount of time of peace and quiet. Ours did, we used it.

Unless the lease says the landlord gets universal access at any time, change the locks. When he calls you all pissed that the realtor couldn’t get in, bring up the lease and tell them you changed the locks out of fear for your wife’s safety since unknown persons were entering the house without your knowledge or permission.

Then refer him to counsel.

Change the locks on him. Lol. If he says anything, just say you came home to the lights all on one day, and you were not sure if a past tenant may have a copy of the key.
